Wow!  This gorgeous, newly remodeled home will be your favorite Flagstaff getaway!  This property includes TWO homes!  Backed up to the National Forest, the main house has four bedrooms and the nearby studio apartment has another queen bed and fold-down full-size futon couch.  This is the best place around for a large group!  Everything in this home is brand new and includes amazing amenities, including the Vegas-style game room, poker table, enormous televisions, six-person hot tub, fire pit, outdoor dining, room to park an RV and SO MUCH MORE!  This will be the vacation to remember.

The main house bedrooms include 2 king beds, 1 queen, and a bunk room for the kids with 4 twins on 2 bunk beds.  The game room has a full-size pull-out couch, and there are two seating areas, a laundry area, and a newly remodeled kitchen with all new appliances.  The studio apartment has 1 queen bed and 1 fold-out full-size futon couch along with another full-size kitchen.  With two bathrooms in the main house and one in the studio apartment and tons of room to park, there is no worry about accommodating the entire group.  

Just 15 minutes from Flagstaff amenities, you can hide away and still be close enough to find a favorite restaurant downtown.  You will spend most of your time outside using the grill or hanging out on the patio furniture just watching the clouds roll by, the birds play nearby and wildlife wander in and out.  This is where you go to escape the world and enjoy the crisp mountain air while still within easy reach to access multiple large grocery stores or even downtown Flagstaff for restaurants and bars.  Within an easy drive to all of your favorite locations, Sedona, the Grand Canyon, Snowbowl, Sunset Crater, Wupatki, Lockett Meadow and Antelope Canyon - use this home as your base camp for all of the Northern Arizona sites.

Two living areas allow a large group the opportunity to hang out together or apart.  The bedrooms are all spacious and offer views to keep an eye out for nearby wildlife.  The highlight will definitely be the game room - be ready to try your luck at some poker or slots!  Watch the big game on the huge television and relax in the hot tub while it snows or after a long day on the slopes.  Watch the snowstorm or the monsoon roll in over the hills from the comfort of an enormous patio.  

This property hosts up to 16 - no additional guest fees - all pricing includes a group up to 12.  However, we do limit the number of guests in the home to those on the reservation and ONLY those included in the reservation.  No parties, no events, no having people over just for a while.  

This home observes the Coconino County quiet time ordinance.  At 10 pm, no one should be loud outdoors and hot tub use is strictly limited to only before 10:00 pm.  

Who this home is best for:

- Travelers wanting to visit the Grand Canyon, Sedona, Page, Williams, and more - conveniently located in Coconino County with easy access to all major sites in the area.
- A group that wants to chill out, enjoy the scenery, visit the local sites, and enjoy time with their group playing with the slot machines or the hot tub.  The home is particularly catered toward hikers, river rafters, mountain bikers, active families, and groups visiting Arizona.  We welcome business retreat groups, camping groups heading in or out of the Canyon, leadership groups, and families with teenage/elementary kids - or any other type of group that wants to have a fantastic time in AZ!
- Respectful groups that will follow the 10:00 pm quiet time (no hot tub use after 10 pm) and will also respect the cleaner's time and not check in early or check out late without prior approval.
- Those that recognize that cameras are on site and the property manager will remove unauthorized guests.  We love those who respect the home and neighbors!

Who this home is not best for:

- A group that wants to party all night.  Quiet time begins at 10:00 pm and is strictly enforced.  If a group is found violating the quiet time and law enforcement is called, the guests will be asked to leave the home and the reservation automatically be canceled.
- Someone expecting staff on-site 24/7 to cater to your every need at any moment
- Events of any kind.  We have limited parking and cannot accommodate additional guests other than what is listed and is limited to 10 at all times.  This includes graduation dinners where you invite 20 additional people or a bachelorette party where you invite 10 extra people, just for a few hours.  This home is in a quiet neighborhood and we must always be aware of the long-term residents in the area.

There are no smoking, vaping, or drugs allowed in the house.  No parties and no weddings are permitted at this location.

Northern Arizona boasts some of the top attractions in the state.  Go skiing at Snowbowl, take pictures in Antelope Canyon or at Horseshoe Bend, hike the red rocks in Sedona and put your feet in the Oak Creek along the most beautiful switchback drive around.  The Grand Canyon is always a bucket list adventure and just an hour from the South or East entrance.  If you're lucky enough to visit Lockett Meadow, just 20 minutes from this home, it will be a trip to remember always - the aspens turn yellow in the fall and is well worth the effort to visit.  Sunset Crater and Wupatki are just 15 minutes away and more hiking than any one person could ever do is within minutes of the home.  This quiet neighborhood offers all guests the chance to unwind and relax under the dark skies where Pluto was once discovered.  You won't want to miss this home!  It can be rented alone or included in a larger reservation with the main house.  

No pets are welcome at this time.  

The slot machines are set to free play and for amusement purposes only.

There are ring doorbell cameras on all outside doors.  

Someone will be onsite daily to maintain the hot tub. They will not go into the home but will be on the property for about 15-20 minutes to keep up on the hot tub cleanliness.  This schedule may change due to holidays or as needed due to company. 

This home can experience inclement weather in the winter months.  A guest may need to utilize an all-wheel or front-wheel drive/high clearance vehicle to access the home, depending upon recent snowfall or rainfall.  All efforts possible are provided to ensure homes are easily accessible, but we still recommend that guests purchase travel insurance if there are any worries about experiencing northern Arizona winter weather.
